Have you contracted to buy a property recently? It’s important you ask your real estate agent to include this important annexure. 

You have inspected a property and are thinking of making an offer. You are not too sure what the structural soundness of the property is like. You need to ask your agent to include a property structural soundness annexure with the offer and acceptance.

Two (2) Types of Reports
Ensure that you have read and fully understand what the terms and conditions. There are generally 2 types of reports you can undertake with the building inspection contractor. The first is simply the structural soundness of the property and the second is finding out the structural soundness of the property plus any maintenance items that require attending to by you. (Not the owner) post settlement. This report will cost you a little more, but essential if you want to be across which item requires attention.

You need to ensure you include a termite inspection as an annexure on the contract of sale when writing an offer up on the property you are thinking of buying.

Ensure you comprehensively read the annexure and fully understand what you are paying the contractor to undertake in terms of the contract. This is important especially if you the property has had previous existing termite damage, which in most cases is hidden and can be a very expensive exercise to remedy.
